Real Estate Manager
A national retail chain with over 1000 stores in over 40 states is looking for a Real Estate Manager (will be based in Fort Worth, TX) to manage a portfolio of 200 locations.  They will be responsible for 30-50 lease renewals, relocations, closings per year.  The Real Estate Manager will formulate existing store, new store growth and relocation strategy according to geographic territory with sr. Design Manager based in Chicago, IL
This REIT is searching for a retail shopping center design architect ready for the next phase in their career.  We are looking for someone who can demonstrate solid building design experience, with retail shopping center design experience obviously being ideal.  This person will be managing projects and architect consultants, setting design parameters, and controlling the overall design process.   This role is geared to the architect with a minimum of 5 to 7 years of solid building design experience, who wants to join an owner/developer and supply the vision needed to generate innovative planning/design solutions.  Working with a design director, another design manager and a site planner in a dynamic, fast-paced environment, you'll travel up to 50% to visit project sites within a specified region.  They will begin work on multiple projects, some inherited and some new, for a team that encompasses 30-40 regional projects. The CM brings construction in on-time and on-budget while maintaining quality and design integrity and helping other departments with construction related issues. The Construction Manager successfully manages multiple development projects. Director of Tenant Coordination in MD.

Director of Development
A real estate investment trust based in FL is looking for a Director of Shopping Center Development.  The company principally acquires, renovates, develops and manages neighborhood and community shopping centers anchored by leading supermarkets, drug stores or discount retail store chains.  They own or have interest in 180 properties consisting of 167 shopping centers comprising approximately 17.9 million square feet, six development parcels and seven non-retail properties. Director of Real Estate
A national restaurant chain that is adding over 50 new locations is looking for a Director of Real Estate.  The Director of Real Estate can be based in Chicago, IL or the Mid Atlantic (MD, VA, DC or PA) and will cover a several state territory based upon their location and experience.  This is a newly created position due to growth.  The position will be responsible for identifying and choosing sites in selected markets of expansion. This person will travel to the sites of interest and will assess determining factors in choosing the site, such as competition in the area, location access and visibility, and whether the area in general is a good fit for the company (they typically go in to end cap or in -line locations in "A" shopping centers).  This person will develop relationships with landlords and brokers in each market of expansion and should well communicate to the brokers the interests of the company in what to present in site selection. Director of Development - FL
A 30 year old retail developer that is looking for a Director of Development to be based in S FL.  This person will handle the due diligence through construction for ground up retail projects as well as community shopping centers (see description below).  They will handle a local territory and will manage approximately 6-10 new ground up projects per year.  The ideal candidate should have at least 8-10 + years of retail or restaurant development experience running multiple projects.  The company will pay a competitive base salary plus a bonus of up to $4500 per project.  This person will have opportunity for upward mobility due to the growth of the company.

Move project from point of conceptualization to construction per development schedule, obtaining all governmental approvals, and removing development obstacles in the process.  Facilitate all project due diligence efforts, including governmental approvals and technical site investigation and administrate all consultant services necessary to design site and building construction scope commitments.  Manage/coordinate all agreed construction work scopes with general contractor.

Director of Real Estate Asset Manager
This national retailer has unique portfolio of lease and owned real properties.  This individual will manage and oversee Property Accounting, surplus properties, real estate property and liability insurance, lease renewals and facilities (Building & Property Services).   This individual will be charged with realizing savings for the company resulting from property tax audits, utility audits, surplus property leasing, option rent renegotiations, leased properties purchases, and vendor re-negotiations.  

Duties and Responsibilities:
Property Accounting:  Supervisor the department to insure that accurately pays rent, common area maintenance, real estate taxes and insurance; conducts common area maintenance reconciliations and audits; oversee real estate tax challenges and implement procedures to control property and liability insurance pass-throughs.  Serve as Real Estate Department liaison with the Accounting & Finance Department.

Surplus Properties:  Supervise the collection of rent, common area maintenance, real estate taxes and insurance reimbursements from tenants and subtenants.   Negotiate extensions with tenants and subtenants.  Market surplus properties and negotiate leases for surplus properties.

Real Estate Property & Liability Insurance:  Partner with agent and underwriter to maintain proper coverage on all leased and owned properties.  Negotiate the best rates and coverage.

Lease Renewals: Partner with the real estate managers to extend expiring leases, exercise options to extend leases and renegotiate lease option rents.

Building & Property Services (BPS):  Manage and provide one-stop solution for the store system whereby the BPS Manager and Coordinators partner with store management to resolve facilities issues that are the client's (retailer's) responsibility and facility and common area issues that are landlord responsibility.  Additionally, the Director, Real Estate Asset Management will initiate and manage preventative maintenance programs, negotiate fees with repairs and maintenance vendors annually, and approve all invoices for equipment and services.

Qualifications Requirements:
Education:  A bachelor's degree in accounting or finance. CPA, MBA or JD degree a plus.
Experience:  Ten (15) years with a national or regional retailer with exposure to property accounting, real estate deal making and facilities maintenance.  Technique:  Intense value approach to business.  Must be an advocate for the best price and be an accomplished negotiator.

Director of Market Research           
Manage market research and financial analysis for the Real Estate Department. Supervise and perform the preparation of in-house market research studies and reports using geo-demographic applications, primary research methodology, statistical and financial analyses. Provide analysis, research and prepare site submittals to be reviewed by the Real Estate Manager and SVP for use by the Real Estate Committee.  Conduct additional research to further the development of Real Estate Market Research utilizing the effective methodologies and technology.

Duties and Responsibilities:
MARKET RESEARCH AND ANALYSIS
·               Research and process demographic information as needed for locations being considered for new/existing stores and markets using demographic data and GIS Systems along with other primary research methods.
·               Maintain sales forecast and GIS applications and underlying infrastructure; Oversee external vendor relationships and management of key internal data sets.
·               Manage, initiate, conduct and analyze in-store zip code surveys.  Manage the gathering of customer and competitive information used to evaluate store trade areas and generate zip code survey reports. 
·               Provide strategic analysis concerning trade areas, cannibalization and voids in markets.
·               Compile pro-forma income statements for new and existing store locations, remodels, expansions, and surplus properties leases. Maintain databases utilized by the profroma income statement.
·               Maintain, improve and implement controls and processes to maximize the integrity, efficiency and accuracy of sales forecast results and processes.
·               Collaborate with the Marketing Department on performing and updating analysis concerning the retailer's core customer.
·               Travel to existing/new markets and proposed sites, ICSC-sponsored events and various additional conferences/seminars related to market research and geographic information systems.
·               Conduct and communicate post grand opening analysis with actionable recommendations to improve current and future new store performances.

SITE SUBMITTAL PREPARATION & RECOMMENDATIONS
·               Manage, compile and review site submittals to insure they meet criteria and present for review to Real Estate Manager and SVP Real Estate & Construction.  Review all exhibits for site submittals.
·               Manage brokers in the field by communicating the pertinent information needed for preparation of new store site submittals that are under consideration, including market information, maps, aerial photographs, site plans, demographics and traffic counts.
·               Be knowledgeable concerning all aspects of each proposal and assist the Real Estate Manager and SVP Real Estate & Construction in analyzing and making recommendations for existing and new market opportunities.

SUMMARY OF OTHER JOB DUTIES
·               Understand standard letters of intent and lease summaries used within the department.
·               Manage and update a database of competition, major retailers, shopping centers and other variables used in the process of analyses and site selection.
·               After sites have been approved by the Real Estate Committee, coordinate the distribution of approved site submittals and pertinent information to Construction, Merchandising, Finance, Marketing, Store Operations and other various parties as instructed.
·               Cultivate a collaborative, creative, results-oriented work environment

They are looking for a Director of Development to handle the due diligence through construction for ground up retail projects (see description below). This person will handle a local territory and will manage approximately 6-10 new ground up retail projects per year (about 15-17,000 sq ft). They should have at least 8-10 + years of retail or restaurant development experience running multiple projects. Construction Manager
We are looking for a Construction Manager 3-5 years of management experience mostly in a retail/ specialty retail environment (or at least the bulk of their projects). The candidate should expect an 80% travel schedule (4 days of 5 out of the office with some stretches of 2-3 weeks being out of the office). We have a very aggressive roll-out schedule and expansion plan for this year. The CM's will have around 25 projects with a budget of 350K per store, however, total buildout will be closer to 1.5 million, so 37.5 million total. That includes renovations and new stores.
