TRENDS
While working nationally, our team recognizes the
importance of researching various markets and maintaining contact
with real estate professionals, who are the best source for market
information. Several areas of the country that were recently considered
overdeveloped have begun to absorb new properties. Concessions are
lowering and development is on the rise. The tax credit market is
becoming exceedingly active as well as non-profit tax credit companies.
1996 brought the enactment of the Military Housing
Privatization Initiative (MHPI). The MHPI provides the opportunity
for our men and women of service to finally have access to housing
befitting their commitment to our country.
The hot trend taking hold of the multi-family industry
is condo-conversion. This is not only an added source of revenue
for companies holding the properties. As more multi-family units
are converted into for-sale product, new technology enhanced rental
unit demand will rise. As a result of our commitment to the industry,
companies developing these programs return to Richard, Wayne &
Roberts to find the talent necessary to successfully move forward
in these new ventures.
CHALLENGES
The search and placement process is challenging. We
use a direct recruit method, specifically targeting candidates based
on our client's needs. We are involved in every step of the process
including rigorous candidate screening, coordinating interviews
and testing, detailed references, offer negotiation and extension,
through to resignation and into the first several months of employment.
