Current Assignments - Multi Family Development and Construction
Vice President of Development -
Chicago, IL & Washington, DC
My client is a recognized leader in apartment investment and operations. With a
current total market capitalization of approximately $20 billion, the company's
portfolio is concentrated in many of the most desirable neighborhoods in the
country. I have two VP positions, one in Chicago and one in DC. This person will
manage front-end process of mixed-use development from site prospecting through
initial design, entitlement and closing. Responsible for identifying new
mixed-use development opportunities by prospecting potential sites, monitoring
the market and creating relationships within the industry. Analyze the
regulatory and financial feasibility of development opportunities, develop site
programming, negotiate economic deal with partners and/or sellers, and proceed
with assistance through due-diligence, entitlements and land closing. Once land
is secured, assist in selecting and contracting the design team and
establishing, monitoring and managing budgets. Work with the Operations
department to direct the design of properties to meet marketing and operational
goals. The position involves the following: site selection, project
conceptualization, contract negotiations, obtaining entitlements, preparing and
monitoring budgets, working with municipal and jurisdictional officials,
selecting and supervising planners, architects and engineering consultants,
working with Operations and Marketing team to develop a successful product.
Develop, manage and present proformas for new and active developments.
Communicate with team members to facilitate management of project budgets,
schedules and meetings. Actively monitor market, with assistance, for
development opportunities and knowledge of current conditions. Must have:
Knowledge of local real estate market, Focused, organized and fully understand
the fundamentals of urban high-rise development, planning, land development and
project management; Preferably some experience working on mixed-use projects
(i.e. residential, retail, office); Knowledge of relevant computer software;
Excellent communications skills; MBA or Masters in Real Estate with

Technical Services - Denver, CO
My client develops, designs, builds and manages 4 and 5 diamond luxury hotels
and resorts nationwide. They began over 30 years ago and have become one of the
largest independent hospitality management companies with more $1.5 billion in
assets under management. This Director will ensure new hotels and renovations
are built in compliance with our standards by managing the owner/developer plan
review and approval process, monitor design to ensure operational needs are
properly incorporated into new and renovated hotels by working closely with
operations, verify compliance with our standards, create observation reports,
and undertake on-site conclusion review. Provide project management and/or
technical assistance for construction and renovation projects involving major,
full service hotels. Projects include new construction, renovations,
conversions, and capital expenditures ranging from $1 million to more than $200
million in total project cost. Develop design vision, scope, program, budget,
and schedule for construction, as well as FF&E installations for new
construction, hotel conversions, and capital expenditures for full service
hotels; coordinate and develop critical path schedules for transition from
construction to hotel operations; administer capital budgeting program and
provide property management support for the annual capital improvement plan for
the hotels; implement procedures for conducting Product Improvement Plans (PIP’s)
and review process of proposed projects; coordinate with operations and provide

Senior Project
Manager - Denver, CO

largest independent hospitality management companies with more $1.5 billion in
assets under management. This person will be responsible for management of
various capital projects from concept and budgeting through implementation and
close out. Develop and oversee project scope, schedule and budgets for special
investment projects and ongoing replacement reserve projects. Hire, train and
direct project team to ensure and maintain an effective work force. Prepare bid
lists and requests for proposal for all appropriate disciplines and trades.
Negotiate, prepare and administer agreements and contracts with consultants and
contractors. Conduct team meetings and manage all members to achieve timely
project decisions, particularly, design, budget and scheduled related. Monitor
and manage accounting to include cash flow schedules, insurance, lien waivers,
pay applications, change orders, purchase orders, and budget variances. Minimum
five years experience in project management of hospitality related properties.
Experience in coordinating and managing hospitality capital improvement projects
i.e. public areas, guestrooms renovations, FF&E repair and re-upholstery, FF&E
procurement, site and building maintenance and upgrades. Knowledge of hotel
development/design required. This would include programming, oversight of

repositioning. It is a process that has allowed them to establish their track
record and build a portfolio to $1 billion in just over 10 years. RESPONSIBILITIES INCLUDE: Manage, direct and
monitor the performance of the project managers; Ultimate responsibility for the
Acquisition/Due Diligence evaluations performed by the project managers;
Schedule and budget development of new projects; Monitor the construction
process for all ongoing work; Development of project reporting program;
Research, solicit, and secure qualified contractors and vendors; Oversee the
creation of the individual project scopes of work with the project manager(s)
having ultimate responsibility for final scope of work document; Ultimate
responsibility for the development of comprehensive bids packages by the project
managers and their release for competitive bidding; REQUIREMENTS: 8+ years exp
in Construction and/or development related business with emphasis in
multi-family and particular emphasis in renovation of existing multi-family

United States. Based in Dallas, Texas with 9,000 employees nationwide, they
operate and provide franchise services to more than 575 hotels in 42 states and
Canada. This position is responsible for providing accurate and consistent
property improvement plans (PIP’s) for Franchise and corporate projects based on
current Franchise conversion standards including site visit and preparation of
report for the property improvement. Maintain and update prototype plans and
FF&E standard manuals. Provide conceptual site, architectural and FF&E
development services for Franchise conversions and new franchise and corporate
development; provide exterior rendering on Photoshop. Review architectural plan
specifications and design submittals for franchise new construction and
corporate renovation. Review and move recommendations on Franchise interior
design packages to meet company Standards. Review and evaluate outside vendors,
and suppliers products to meet company Standards. Support to Franchisees and
their outside consultants to provide directions of Brand Standards
Correspondence by letter or plan documents. Bachelor Degree in

housing, and senior living communities is looking for a project manager for
their Washington D.C. office. They are family owned and operated with nearly 30
years of expertise in real estate development, construction and property
management with full-service offices in Baltimore and Washington. They have
developed more than $600 million in residential, commercial and mixed-use real
estate projects in the mid-Atlantic region. The individual in this role will
manage project construction, supporting the Development Manager in the overall
management of projects. Involvement in the project starts at conception with
responsibility for providing estimating and design input. Throughout the course
of the project, the project manager has responsibility for strong input of
information, updating construction budgets, selecting the General Contractor,
negotiating the construction budget, and subsequent management of the
